Ready to Sell?
Let’s Talk About What a Successful Sale Means for You
Before you spend a dollar on updates, bring in a pro who knows what buyers actually care about in Jenkintown, Glenside, Abington, and nearby.
As a licensed Realtor® and local market expert, I help you make smart, strategic decisions so you invest in the right improvements. Often, simple items like paint, lighting, landscaping, and a refreshed front door outperform big remodels for ROI.
Let’s walk your property together, talk strategy, and create a custom plan that increases your return, not your stress. I also buy homes that need work, so if selling as-is is best, we can discuss that option too.
Pricing is a strategy, not a guess. I prepare a data-driven Comparative Market Analysis that factors in location, size, condition, and recent neighborhood sales, then we choose the right pricing band and launch plan.
Once we set the number, I run a high-impact marketing push, including professional photos, floor plans, video or 3D tour, premium listing syndication, targeted social ads, email to qualified buyers and top agents, and strong placement on major platforms.
Price too high and you lose momentum, price too low and you leave money on the table. Hit the sweet spot, pair it with strong exposure, and you create urgency and better offers.
Preparation is about creating a feeling, online and at the curb. I guide you through my 3 D’s, Declutter, Depersonalize, Deep clean, plus curb appeal and quick fixes.
Need help coordinating trades or minor repairs, I have a trusted local network. If your home needs more work than you want to take on, we can explore an as-is sale, including investor options or a direct purchase from me.
Today’s buyers live on their phones, so your home needs a launch that stops the scroll. I build a custom campaign for your property, not a one-size template, and tell a clear story with visuals and copy that connect.
Expect full MLS exposure, a dedicated listing page, social and search ads, email marketing, high quality print, and thoughtful neighborhood outreach.
Keep It Clean, Then Clear Out! Let’s be real, showings can be a hassle when you’re still living in the home. Between keeping things spotless, juggling pets and kids, and minimizing daily clutter, it can feel like a part-time job. But how you handle showings can have a huge impact on how quickly and profitably your home sells.
One of the biggest myths? That you, the seller, should be present during showings.
Truth is, your presence can actually backfire. Buyers may feel awkward or rushed, and they need space to emotionally connect with the home, imagining their own life there, not feeling like a guest in yours.
Plus, buyer agents may fish for details about your motivation to sell, which could hurt your position when it’s time to negotiate.
A relaxed buyer is more likely to linger, imagine themselves living there, and fall in love, which can lead to stronger offers and faster results.
Selling your Montco home comes with key moments of negotiation:
When the initial offer hits your inbox, it won’t just be about the purchase price. We’ll review every detail together including closing date, contingencies, deposit amounts, and any special terms. I’ll help you decide whether to accept, reject, or craft a counteroffer that protects your interests while keeping the buyer moving forward.
Once you're under contract, the buyer will most likely conduct a home inspection. This is often where emotions run high, but don’t worry. I’ll help you respond strategically to any repair requests or concessions they may propose, aiming to strike a fair balance without giving up unnecessary ground.
When appropriate, I’ll also coordinate with your attorney to ensure everything is handled with professionalism and precision.
Negotiation is both an art and a skill, and not all agents are created equal. If you're still interviewing REALTORS®, make sure you ask about their negotiation experience and track record. It matters.
👉 As a Master Certified Negotiation Expert (MCNE) with a proven track record of winning top-dollar offers and resolving tricky inspection hurdles, I bring clarity and confidence to the table, so you walk away with the strongest possible outcome.
Once your home is under contract, it’s time to loop in your mortgage lender and request a mortgage payoff statement, this is the official amount needed to pay off your loan in full, including any interest or fees up to the closing date. The title company uses the payoff to ensure the mortgage is properly paid off and satisfied using the proceeds from your home sale.
Some boroughs and townships require a resale Use and Occupancy inspection, a resale certificate, or specific safety items before closing. Requirements vary by municipality. I identify what is needed for your address, schedule inspections, and help resolve any items efficiently.
Let's finish strong! You’ve made it through showings, negotiations, inspections, and paperwork. Now it’s time to cross the finish line: closing day.
At closing, you will turn over the keys and receive any remaining equity from the sale, usually via wire transfer or a certified check.
I’ll be by your side to review everything, double-check final details, and make sure nothing is missed.
I’ll coordinate with all parties to ensure every box is checked and every document is in order.
